How digital transformation can simplify landlord responsibilities

Landlords, as part of their duty, must deal with ongoing maintenance issues from their tenants. This means they would be better equipped with apps that can take away the manual managing of their properties.

Housing associations play a key role in bridging the gap between landlord and tenant but this can be developed with the use of digital tools that when used correctly can improve this relationship.

1. Automated rent collection

Landlords spend a lot of their time managing the rent from their tenants, there are many examples of apps and property software that can assist in their responsibilities to financially manage their property portfolio. These apps allow tenants to receive regular notifications of when their rent is due, and log any maintenance that is required via their tenant app.

2. Streamlined maintenance requests

Dealing with ongoing maintenance issues is a crucial part of property management, with tenants’ apps, the tenants can log any repairs or property issues via the app. This helps to keep things in order more efficiently as the maintenance jobs will be prioritised over what needs to be resolved first, while also sourcing the best worker to carry out the job and provide progress updates.

3. Enhanced tenant communication

Ensuring that good communication is consistent between landlords and tenants is vital for maintaining a strong relationship within a rented property. The current developments in technology in the housing sector are constantly contributing to the support that is available through multiple channels of communication available to both landlord and tenant.

4. Efficient tenant screening

Carrying out efficient tenant screening is key as you must ensure that the correct person and multiple persons are perfect for the property. Once selected, you must then check those tenants during the tenancy application process by doing background checks, credit reports, and rental history checks automatically.

5. Centralised property management

Property management can be difficult to manage, but the right software gives one place to see all parts of building management. The key information that is required includes the details of the tenants, tenancy agreement, any maintenance issues and a record to be kept of rental payments. This allows the landlord to view this key data on their managed property so that improvements can be made.

6. Data-driven decision making

Using computers to change how things are done helps property owners use information to make good choices. By seeing how renters act, how much it costs to keep up the place, and how well it makes money, property owners can find out what’s normal and do their work better.

The use of property management apps as a landlord remains vital for all stages of the management from initial screening to improving tenant-landlord relations. The apps, if used correctly, can allow for payment of rent, and property maintenance and improve communication between landlord and tenant.
