SWINDON, 8 September 2026 – Cracks, dips and sinking surfaces on Swindon driveways may have less to do with what is visible on top and more to do with the clay underneath. RPS Resin Driveways says the town’s heavy clay soil repeatedly expands and contracts as moisture levels change, creating difficult conditions for driveway surfaces. Its new collection of free guides aims to help homeowners understand the issue, budget for replacement work and avoid common planning mistakes.
The advice comes at the start of autumn, when wetter conditions begin to return following the summer and movement in clay soil can make existing driveway damage more apparent.
“People assume a cracked driveway means someone did a bad job,” said James, who runs RPS Resin Driveways. “Sometimes that’s true. But in Swindon the ground itself is the problem. The clay under Stratton, Walcot, Toothill, Freshbrook and most of the newer estates swells when it’s wet and shrinks when it’s dry, and it does that every single year. A rigid slab of concrete has no way to cope with that.”
Clay shrinkage is the most common cause of subsidence claims in the UK. Houses are built on foundations designed to deal with it. Driveways are not. They sit a few inches into the ground, right in the layer that moves.
What a driveway on clay actually needs
For properties affected by clay movement, RPS Resin Driveways says the groundwork is more important than simply selecting an attractive finishing material. This provides a route for water to drain through instead of collecting above the clay.
“The quote that’s a thousand pounds cheaper is nearly always cheaper because the sub-base is thinner or missing,” James said. “You won’t see the difference on the day it’s finished. You’ll see it two winters later. Any installer quoting in this town should be able to tell you exactly how deep they’re digging and what they’re putting back in. If they can’t, walk away.”

Three rules that catch Swindon homeowners out

Since October 2008, planning permission has been required where more than five square metres of a front garden is covered with an impermeable surface. Permeable options, such as resin bound stone installed on a free-draining base, are exempt. Additional consent may apply to properties located within Swindon’s conservation areas, including parts of Old Town and the Railway Village.
Kerb alterations require a separate process. Swindon Borough Council charges £203 for a residential vehicle crossing licence, with no refund if the application is unsuccessful. The proposed driveway must be at least five metres long from the back of the pavement to the house and 2.5 metres wide before the application can be considered. Work to cut the kerb must be carried out by a contractor authorised to work on the public highway.
Weather can also affect the timetable. Resin bound surfaces cannot be installed while it is raining or when ground temperatures are close to freezing. For a pre-Christmas installation, homeowners should therefore be looking to book by mid-autumn.
What it costs
According to the company’s published figures, resin bound surfacing costs around £100 to £300 per square metre. With groundwork included, a typical Swindon driveway can cost between £2,500 and £12,000.
Existing conditions can have a major impact on the total. Where an existing concrete base remains sound, an overlay may be possible. A block paved driveway that has suffered failure on wet clay may instead require excavation and a completely new foundation.
